Does it matter what type of home you’re selling or buying in Calgary?
Yes, more than most people expect. Condos, townhomes, semi-detached and detached homes sell to different buyers, compete with different supply, and often move in different directions at the same time. A plan built for one type of home can cost you money on another.
The Calgary Real Estate Board publishes monthly statistics that break the city down by property type and district, and the gap between types shows up in almost every report.
TL;DR
- Calgary is never one market. Each home type has its own supply, buyers and pace.
- A citywide average can say “prices are steady” while your home type is falling, or rising.
- Condos come with documents, fees and building issues that houses do not, and buyers judge the building as much as the unit.
- Detached homes are priced street by street, with the lot, location and condition doing most of the work.
- Check three numbers for your own home type and district before you price or offer: months of supply, days on market and sale price compared with list price.
- Hire a Calgary realtor with recent sales in your exact home type and area, not just a strong citywide record.
How does each type of home sell differently?
Each type draws a different buyer and competes against a different pool of listings.
| Home type | Typical buyer | What drives the price | What the buyer will scrutinize |
|---|---|---|---|
| Apartment condo | First-time buyers, downsizers, investors | The building, the floor and view, monthly fees, competing units in the same building | Condo documents, reserve fund, special assessments, rental and pet rules |
| Row home (townhome) | First-time buyers, young families | Condo fees, layout, parking, the complex’s age and upkeep | Condo documents, the complex’s repair plans, yard and garage |
| Semi-detached | Move-up buyers, families | Community, lot, finish quality, the attached neighbour | Shared wall, lot shape, any infill or new-build history |
| Detached | Families, move-up buyers | Community, street, lot size, condition | Real Property Report, roof, foundation, mechanical systems |
Two things follow from this. First, supply works differently by type: a new apartment tower can add hundreds of units to one segment in a single year, while established detached communities change slowly. Second, condo buyers are buying into a corporation as well as a home, so the building’s finances can matter as much as the unit’s finishes.
How do you read the market for your own home type?
Ignore the citywide headline and look up three numbers for your home type and district. CREB’s monthly reports list all of them.
- Months of supply. How long current listings would take to sell at the recent pace. Lower favours sellers; higher favours buyers.
- Days on market. How long homes like yours are taking to sell. Longer means buyers have time to compare and negotiate.
- Sale price compared with list price. How close homes are selling to their asking price. A wider gap means more negotiation.
Check them for the last few months, not just one. A single month can be noisy; a trend tells you which way your segment is moving. Then ask a Calgary realtor to pull the same figures for your community, because a district can behave very differently from the city as a whole.
What should condo and townhome sellers do differently?
Prepare for a buyer who compares closely and reads the paperwork.
- Know your direct competition. Buyers compare you with every unit for sale in your building and the buildings nearby. Price against them, not against a neighbour’s sale from last year.
- Gather your condo documents before listing. Bylaws, financial statements, the reserve fund study, recent board minutes and any special assessments. Buyers and their lawyers will ask, and delays give them reasons to walk away.
- Address the building’s weak spots up front. If a special assessment or major repair is coming, a buyer who learns it late may renegotiate or leave. Disclose it early and price with it in mind.
- Make the unit stand out. In a building of similar layouts, condition, light and presentation are often what separates the unit that sells from the one that sits.
What should detached and semi-detached sellers do differently?
Price to your street and community, then remove the reasons a firm deal could fall apart.
- Use close comparables. Lot size, location on the street and condition move value more than a citywide figure can show.
- Have your Real Property Report ready. For a house, the standard Alberta purchase contract generally calls for a current Real Property Report with evidence of municipal compliance. Finding a fence or garage problem after an offer is accepted can delay closing.
- Fix what an inspector will find. Roof, furnace, water heater and foundation questions come up in nearly every house inspection. Knowing the answers first protects your price.
What should buyers do differently by home type?
- Condo and townhome buyers: make your offer conditional on reviewing the condo documents, and have them read by someone who knows what to look for. A low price can hide a thin reserve fund or an assessment coming due.
- Detached and semi buyers: focus on the lot, the community and the bones of the house. Ask for the Real Property Report and book a thorough inspection.
- Move-up buyers: if you are selling one type and buying another, your two markets may be moving differently. Plan the order of sale and purchase with that in mind, not with a citywide average.
Why should your Calgary realtor match your home type?
Because each type takes different knowledge. An agent who mostly sells detached homes in one quadrant may not know how to market a downtown condo against fifty others in the same building, or how to read a reserve fund study. A condo specialist may be less sure-footed on lot value and infill potential.
The top Calgary realtors for you are the ones with recent results in your home type and area. Ask every candidate:
- How many homes of my type have you sold or helped buy in my community in the past 12 months?
- What were the list prices, sale prices and days on market?
- What do months of supply and days on market look like for my home type right now?
- For a condo: which documents will you collect, and when?
Then check their reviews on RankMyAgent, Rate-My-Agent and Zillow, looking for clients who bought or sold the same type of home as yours.
Home type questions, answered
Why do condo prices and house prices in Calgary move differently?
Mostly supply. New apartment and townhome projects can add many units to one segment quickly, while established detached communities change slowly. Different buyers, from investors to growing families, also respond to different pressures.
Is a condo harder to sell than a house?
Not always, but it usually involves more paperwork and more direct competition, often from identical units in the same building. Preparation and pricing against those units make the biggest difference.
What condo documents should a seller have ready?
Typically the bylaws, recent financial statements, the reserve fund study and plan, recent board minutes, and details of any special assessments or major repairs. Your Calgary realtor and lawyer can confirm what your buyer’s contract will call for.
How do I know whether it’s a buyer’s or seller’s market for my home?
Look at months of supply, days on market and sale-to-list price for your home type and district over the last few months. CREB publishes them monthly, and a realtor can pull the same figures for your community.
How do I find the top real estate agents Calgary has for my home type?
Ask each candidate for recent sales of your type of home in your community, then confirm with reviews from clients who sold or bought the same type. A top Calgary realtor for detached homes is not automatically the right choice for a condo, and the reverse is also true.
